Additional InformationOverview: We are located in Pineland, Texas. We have numerous creeks and in some areas the creeks open up to small ponds or tanks, ravines, pines, oaks, wooden areas, and clear-cuts. We are a family oriented MLD level 3 deer lease that is game managed for Trophy Bucks and large breed deer. *Extended Season-our season opens October 3rd and ends the last weekend of January. *bobcat and foxes are a favorite on our lease (we had 9 bobcats and 2 foxes come off our lease last year) *We offer free classes for anyone that needs help in learning how to age a deer. This is a great resource especially for children. Campground is top-notch- The extra benefit to our lease is that you camp out during the summer go over to Lake Sam Rayburn or Toledo Bend. This lease is not what it is made out to be. They want you to think there is no hidden cost and that is a lie. The 33 deer that were killed was great if the lease had less members. There was less than 10 deer brought in the rest of the season after that. They sale 60 memberships so if you are one of the lucky ones to get a doe the first 2 weeks than congrats. You have to run protein and have food plots which is great, but you put in all that hard work They let someone else hunt your stand while you are gone. So the breakdown is like this. $1260 due at signing and they tell you the $60 is for water, what they dont tell you that its only for the 4 months of hunting. Then you bring a camper and you pay $200 for power, what they dont tell you is that its only for 4 months of hunting. If you want to leave your camper you must pay $100, but that is chrged by the timber company according to them and then you pay and additional $260 for utilities. So the %1200 dollars year round lease advertised will cost you $1820 for a season and this does not include your feed or your time. Beleive me when I say that the pictures you will see in this ad were from last year and this year. on the website they have 2 of those deer were not even taken off this lease. There are big bucks on the property but not as many as there should be for the membership and what you will be charged. If I were you I would tkae my $1820 and look for a better lease. And you will be fined for a deer that does not meet their specification and the specs change every weekend, and dont forget to clean up your camp cause that fine is almost half your membership.
I was trying to find the link to the bulletin board for this lease and found this in my search. My experience was very different than yours. I hunt many leases and ranches. I am going on my 2rd year and neither I nor my buddy was fined for anything. Sure when you are bringing in fawns, deer beneath specs and leaving huge messes than your experience is going to be different. I am glad they do fine as with any game management lease I have hunted. It keeps em' in check. I’ve never been fined for my campsite nor has my buddy there. So I have to ask how messy was yours to get a fine? I have never been on an east Texas lease and seen the deer that I see on this lease. I have enjoyed this lease and the comrade of it. The people are great for the most part and I love that I see deer coming in whereas on other east Texas deer leases I haven’t. You are correct when you say this lease has deer and big ones. I have game picture after game picture of deer. Yes, they charge for utilities which I enjoy and will continue to use. They went over all the fees with me and it is in my paperwork. People hunted my blue stands. That is what the blue stands are for.
I go up almost every weekend to the lease and never had the pleasure of meeting a Dan. Looks like I was lucky!
My wife and I were the 5th members to join this lease in May 0f 2008. The fee's and cost that were quoted to us in the paperwork we signed never changed. We knew what we were getting and what the total cost would be. Hunterdan, whoever he is because I can't remember anyone named Dan at the lease, but he was right about the doe hunt the first 2 weeks of the season but neglected to mention that whoever brought in the most would receive a free membership for the next year along with whoever brought in the biggest buck during the season. Sure, food plots are alot of hard work, but I have seen the results by what have been harvested. I also have great game cam pics of deer that I have never seen while sitting in my blind. Guess that's why we call it hunting. I have hunted many leases in the past 45 years and this is one of the best family leases I have seen. Any given weekend you can see kid's running around having a good time and hunting with their parents. The only time I think a fine would be imposed is if you didn't renew and pulled out and left a big mess for someone else to clean up. I think that is only right.I would recommend this lease and will continue to renew as long as they will have me.
huh that's funny Dan. I was also told about all the fees upfront and I read the paper work and all that was there. Sorry you cant be happy. I think I meet you once up there and you wasn't happy then. You must be an unhappy person. I seen the mess you left, your lucky. If you dont want to pay electricty you can run a generator. Me personally, I have had a great experience hunting and meeting all the people there. Great people and very enjoyable. Anyone up there will help at anytime. The quality and amount of deer there, is outstanding, never seen anything like it before. The feed I put out and food plots I do is for my benifit, at least that the way I see it. I let deer walk that I could have shot and choose not to because I have seen some monsters up there and I want that one.
My husband has been on many leases. This is the first lease that I have actually wanted to be on with him. The people are awesome. The bad apples usually weed themselves out. This is a family lease, with serious hunters who also care about their families. My husband is teaching me to be a good/safety concious hunter. I have shot and handled guns for years, but never been excited about hunting until now. Trust me when I say, this is a wonderful lease.
If you want to hunt and have maid service, maybe you should stay at the nearest motel. We all take pride in our lease (and our country) and pick up our own trash. SORRY DANNYBOY!!!

I had a great time on this lease. This was my first year on the lease and I didnt shoot a deer but, that was my fault. I saw several deer just not the one I wanted. I am going to hunt here again this year. I have almost never killed a deer my first year on a lease.I got a good feel for the lease and now know how to hunt it. If dan is who I think he is im glad he is gone!!!
This is a nice piece of property with many different terrain types. However if you are looking to put some meat in the freezer or put a trophy on the wall you might be disappointed. If you are just looking to have a good time, drink some beer, and sit in the woods then this could be the place for you. The advertisment above says they killed 34 deer in two weeks and it is true. What the ad doesn't tell you is that these 34 deer were killed the first two weeks of season, they were all does, that after the first two weeks of season only 8 more deer were killed the rest of the year, and that only 4 bucks were taken all season long. The odds aren't that good that you will get a deer, just one deer no matter if it is a buck or a doe. There was about 63 memebers for the 2009 - 2010 season. Here is the math 63 members 40 or so does and 4 bucks. There aren't enough turkeys on the property to hunt, but there are some hogs.
Like I said if you are looking to work hard, BS in camp, drink beer, and have a good time then this could be the place for you. If you are serious about deer hunting this is probably not the place for you.
I usually don't get involved in this sort of thing or post on these types of issues. I was leery of east Texas hunting until I found this lease. I said I would never hunt east Texas again. I've had one bad experience after another. I too am staying on this lease as long as Bailey and Laura will keep me. I question the experience of this guy since I have hunted numerous east Texas leases and my overall experience on this lease is phenomenal. I have several good class bucks in my area. I will be taking one this year that I let walk this past year. Bailey told me to not get too excited since this was their second year at a level 3. I went back to him and told him he better get excited because this lease is one of the best leases I have ever hunted in east Texas with the type of bucks that I have seen in east Texas. I’ve hunted a lot of east Texas and this was my last shot at it. This lease has so much potential and that is why I am staying on it. The class of deer on this lease are a rarity for east Texas. The rest is what you make it. The comedy for me is that I have never had enough passion about a east Texas lease to defend. Finally I do.
This my first year to hunt and we have several big deer coming In. I myself has not killed anything yet but here is a pic of my friends deer lot of reallt great deer and on this lease and it is everything that is advertised about it no surprises except for the size of the deer this was 235 pounds
This was my first year on the lease and I was more than happy with it. I saw lots of deer but unfortunatly didnt get a buck on the ground. I saw several bucks, on really nice one but i wasnt able to get a shot off. Overall its a good lease, not as many deer as south Texas but there are lots of big ones.
I left this lease and I’ve been trying get back in contact with Laura. I didn’t care much for a female running the lease. You don’t realize what you have in management until you experience other leases. I will admit I was wrong and that she does know what she is doing. So will you please call me back Laura. I’ve left you 6 messages and I’m hoping a public statement prior to this season will cause someone to tell you to call the person that keeps leaving you messages.
I hunted here one year - it's really a hunting themed campground and not a hunting lease. The focus is on the party - not the hunt. 6687 acres and they MAY kill 10 nice bucks off the place a year. 60+ members and MAYBE 10 quality bucks... you do the math. Population is too sparse. Laura will cram hunters in at the last minute to maximize their profit. I'm pretty certain they end up with more than 60 members. Don't listen to RBrasher - he's a kool-aid drinker. They'll give you the biologist report that is filed for the MLD3 classification but they don't tell you that the numbers come from the neighboring high-fence lease. At least two of the deer in their normal pics are not off the 6687 acres btw. There is a "special" area that is off the main lease that their friends hunt. See the guy holding the deer head? It wasn't killed on the main lease.
Full of poachers as well.

It appears you are extremely uneducated on how MLDPs work for all leases. If you knew anything about game biologists and MLD levels you would know the permits are based per individual leases, ranches, clubs, etc. When one tells tales they should make sure it resembles the truth. The audience you seek out isn’t as dumb as you are. Whitetail Operation and 3 Point are not the same entity. Read the name of the club on the permit you get from your land manager. Your answer is right there on the permit they give you. I can tell you for verity that Whitetail Operation and 3 Point Hunting are not the same entity, lease, or club. Operation whitetail is high fenced MLD that has been running for over 40 years and is not affiliated with 3 Point hunting which used to be Bobbit Creek Hunting club that downsized due to costs and 3 Point Hunting took over the tract. The tract given to 3 Point is a whole tract with no subsidiary or adjacent land to hunt.
Secondly, the Deputy sheriff (me) holding the deer head (as you tried to point to). Well, let's face it you are returning as numerous fake nicks and you are still disguntled and making an attack on my bucks since I had you removed from the lease for numerous reasons. I see you still miss us and can't seem to move on. I am now at 5 (FIVE working on SIX) trophy bucks off of 3 Point Hunting LAND and not secret land. I think they stopped counting Allen's bucks too. You have to hunt to get a deer. So keep your facts straight. He who lies about one thing will lie about many things.
