Summary:
Bucks and Boars Unlimited is a fair chase; 600 acre day lease located in Geneva deep in the Piney Woods of East Texas. We are 160 miles northeast of Houston and 225 miles southeast of Dallas. We are 8 miles west of the Pendleton Bridge (Tex./La. state line) at Toledo Bend Lake. We offer Whitetail and Wild Hogs. You will hunt from box stand, tripod or a ladder stand and ground blinds. Most of our locations have both, a box and tripod are ladder stand and ground blinds as to serve both gun and bow hunters. All of our stands are located at automatic corn feeders . We feed year round.We transport you to and from your stand by 4 wheeler or truck. Groups of 6 to 8 hunters can bring there 4 wheelers. We help you skin and quarter all your game. So bring your ice chest and ice ! We offer two rustic cabins that sleeps 2-5 hunters each.They have running water and an kitchenettes with everything you need for cooking. They has indoor toilet and we have added a bath house. The cabins are heated by a wood heaters and the lights come from a generator. You'll need to bring a sleeping bag, food and drinks and a cooler and ice for your cold foods. We are 16 miles from the nearest store and 30 miles from the nearest Wal-Mart. We own 80 acres that borders a 10,000 acre wildlife area along a federal lake in Kansas. Our farm has the only cropland within over a mile. Whitetails and turkey flock to our fields from the surrounding timberland and marshes. Due to the irregular boundaries created when the lake area was designed our small farm borders over 1 mile of this wildlife heaven.Also it's on a dead-end country road. A rustic cabin w/loft sits on the property next to a spring-fed pond and is surrounded by tall,native grasses and beautiful wildflowers.
A seasonal or annual lease is available for cash or trade(4wd vehicles,guns,hunts,college scholarships and warm weather trips are all considered).
(The following is an excerpt of scouting notes sent to me 2 years ago about this farm.My friend had been diagnosed with cancer and though he was off work he was not off-of-hunting)
July,2004. Went in at 5:15 this morning. Wind from the North following those thunderstorms last night, so I set up by the old tree stand on the North treeline overlooking the milo figuring any big deer would come from the south.
At sunup the cattle came back into the milo and headed east to the far edge of the field.
At about 6:40 I saw him step out from the southeast treeline, about where you had the blind last year.
Best deer I have seen on the hoof in 3 years. Tall widespread rack 12-14 points, couldn't get an exact count he stayed on the move 300 to 350 yds out. Spread was past his ears and really tall. I think he wanted to go North but the cattle were between him and the public ground. He just looped back to the southeast and went back in by that clear spot by the cedar. He wasn't out for more than a minute. Great body too. Everything good so far has come from the southeast, I know there has been a lot of activity in the public ground to the north but cover is so heavy right now can't see much and know it will change when season opens and guys are in there. From my walks there are numerous active trails being used, and a lot come south to the milo or west into your pasture. This big deer is the closest thing I have seen to the watertower deer 3 years ago. Might be a hair smaller rack, but not much. Definite trophy on the hoof.
With cooler weather, I will go out tomorrow and Wednesday night to get an idea of evening activity, then move to the spot off 94th St. Talk to you later. John
July 28..Went in at 5:15 and set up. Wind from the NE this morning. At about 6:30 I saw movement over on the west edge of the milo. Two big bucks were trotting north right along the edge of the milo. One was a Big 12 pt (the one I saw the other day???) behind him was a really nice 8 pt. They came north then the big one slowed down and flagged (saw my Truck?). They crossed Coal Creek Rd. and went west and dropped over the hill for a minute. They looped back east then went north stopped just 40 yds downhill from the trailers parked on top the hill grazed for a couple of minutes then walked up Bluemound Rd. and jumped into your pasture up by the trailers. Great size to both bucks and both spread past their ears with nice tall wallhanging racks.
At about 7:15 a big doe came out from behind the treeline to my south grazing west towards Coal Creek Rd. She spent several minutes grazing then crossed the rd and headed southwest to the treeline down the hill.
Nothing seen to the southeast this morning. I walked down to the south east at about 8:00 to see if I could find a good spot to set up to watch that. Right now with all the brush viewing is real limited from that treeline looking southeast and east. Might try that later if we can knock some of that brush down.

The following are most FAQ and answers.
1. Who has hunted this farm in the last few years, what
has been seen and taken?
Not hunted in 06.
We have had some semi-guided hunts during Sept.Muzzleloader in '05and it was too hot for an accurate look.They did shoot one 8 pt.The writer of the scouting reports,John,had his last hunt there during December 05 and took two bucks the first day,but nothing nearly as good as what he had earlier scouted in July.
In 04 it was hunted for 4 days during rifle season but they were rained out after 4 days.They also took an 8pt only.
We had bowhunters in there in 03 who saw a 10 pt that would approach 160 but they didn't connect.
2. What about water supply.
The well was filled when a cow fell in prior to our ownership.Sounds like the title to a song!
Local rural water is a-ways off but I am looking into the cost.The closest neighbor has a drilled well.
3. How big were the bucks taken?
The deer taken were young and not trophy caliber .Probably 100-110 range.
4. Is there power available?
There is power at the adjoining property.
5. How many acres total if including the adjoining leased
land--total acreage that is exclusive?
The adjoining land to the N,E and S is US Army Corps ground and is not exclusive but is limited access,no vehicles.Part of this is a 10,000 acre contiguous tract to the north and east that is managed by Kansas Wildlife and the rest to the south(3000ac?)is part of a wildlife refuge closed to hunting from Sept15 thru Jan15.There is also another refuge across the river to the NE that is closed at the same time.Our farm is on high ground on a peninsula that projects east toward the river.The Corps land,about 50ac, involved in the volunteer agreement runs east from ours and is mostly native grasses,thickets and cottonwood trees. As was noted before the only true,exclusive,private land is our 80 acres.The rest is open to those with the will to walk..
6. What is the name of the public land/reservoir that it
adjoins?

7. How much in terms of dollars $, would it take to
lease it, the land/cabin for exclusive hunting/usage
rights for 2007?
$1000/mo for Sept,Oct,Nov and Dec.$250/mo for the other 8mo. $6k total.

February projects at the ranch included a Timber Stand Improvement Project. This work included thinning and pruning on well over 100 Black Walnut trees as well as removal of other, undesirable trees which were competing with the high value black walnut trees. The walnut trees ranged in size from 2" in diameter to some over 16" across.
ATTENTION TURKEY HUNTERS---When we approached the property last week a large flock of Turkey were feeding in the soybean field. Did you know, Kansas has an early Bow Season this year, starting April 1??
While working there we saw waterfowl overhead moving constantly from one marsh to the next.These growing wetlands in the upper reaches of Lake Perry are fed by the Delaware River Watershed which stretches from the Kansas River northward for nearly 70 miles.Water is visible in three directions from both the soybean field and a hilltop view in the pasture.
Also,an item of information left off previously was the road frontage. There is 800' of frontage along an all weather gravel road plus 1980' of traditional Dead-end, Country Dirt Road frontage. Nearly 2,800 feet of road frontage on this farm. Most farms this size would have less than half that amount.
