Summary: 4,100 acre year round lease in Zavala County approximately 7 miles south of LaPryor and 8 miles north of Crystal City. Classic South Texas big mesquite brush country, lots of drainage, rolling terrain. There are lots of good roads cut throughout the property which provide better access to the brush and an increased amount of terrain for “joy riding”. The property has over 3 miles of Nueces River frontage. There is a dam about 5 miles downstream that creates a small reservoir; because of this dam the river is approximately 60 yards wide and 20 feet deep along the entire riverfront of the ranch (even in drought conditions). The water is a clear/blue/green color, not muddy like most rivers that you find in South Texas. It is perfect for taking the kids swimming in the summer, launching a small boat/canoe/kayak, or tying out limb lines if you like big catfish. The river bottom supports an entirely different ecosystem than the brush and has huge live oak trees, some of which are over 5’ in diameter at the trunk. Plainly stated, it is a special piece of South Texas.
There are 4 tanks and the fishing is great. Several black bass approaching 8 lbs have been caught, 4 kids with night crawlers and bobbers will land about a dozen 2 lb. channel cats in about 45 minutes.
There is a 160 acre field by the river that can be irrigated (irrigation is unusual in South Texas). We may plant and irrigate half of that river field with oats. We may also plant oats on an additional 75 acres spread out around the ranch. We are a little behind on planting oats this year due to the drought (that is changing), this is something that will be done in future years.
I have hunted this ranch for the last 3 seasons. I am now looking for 2 seasoned hunters to enjoy and steward this ranch. The owners and their family could not be nicer people and their desire is to establish long term relationships with quality hunters who are respectful to them and to their property. Any hunters who can fit that mold will have the opportunity to hunt on their ranch for a long, long time. The opportunity for longevity is invaluable to anyone who is looking for a new lease.
The base lease cost is $8,713 per gun. There are additional camp expenses that are split by the group (electric bill, insurance, corn, protein, planting, maintenance, etc.). If you sign up for this lease, you will be required to pay $4,800 to our camp account for your portion of the expenses for the year. This amount should cover all of your camp expenses for the rest of the lease term which runs through February of 2009. The camp expense account pays for all corn including what you use on the roads, protein, etc. I take care of keeping all feeders full. You will be required to contribute 2 corn feeders and 2 protein feeders (protein feeders must exceed 700 lb. capacity). You may be required to contribute a blind at some point but isn’t required right now. All corn/protein feed pens are built and in place (17). All hunting locations are established. All members have equal access to all hunting locations. There are currently 19 hunting locations set up (2 without pens for corn only). You only need to bring the feed equipment to the ranch (or I may be able to pick it up for you if buying new) and I will get it set for you in the field unless you want to set it yourself. If setting feed equipment yourself I will tell you where to put it.
We operate under a MLDP Level 3 permit. This extends “rifle season” from Sept. 30th – Feb. 28th, doe harvest is limited after the rut. The MLD also allows/requires hunters to use tags provided by the TPWD. Under MLDP Level 3, any one individual may harvest more than 5 deer per season which is the traditional individual tag limit.
We are a management minded group and it is expected that any trophies taken are Post Mature (6.5 years old and older). We have harvest guidelines for management deer that will be provided to those that are interested in this lease.
Over the last 3 seasons we harvested 73 Does, 72 Cull Bucks, & 1 Trophy Buck. The one Trophy Buck taken scored 171 B&C and was a natural 13 point with a broken drop. In a typical season we would see around 3 - 5 deer that scored near or above 160 B&C. Most of those deer were aged on the hoof as being “4.5 – 5.5” and not post mature. Post mature bucks that did not score “near 160” were left to die of old age by this group unless the deer was a main frame 8 pt. or less. Our current harvest guidelines have changed since then and we now want to take deer out of the herd that are 5.5 years old or older and score less than 130 B&C (no matter the number of points). We shot several large 8pt. culls that were in the mid 130 – mid 140 B&C range.
Over the last 3 seasons we fed protein from Feb. – Sept. at 12 feeding locations (one per 340 acres). We are feeding protein year round this season due to the drought and we will have 17 protein feed locations going forward (one per 241 acres).
This is a low fence ranch. The neighbors are about as good as you can ask for in a low fence situation. The west boundary is HWY 83 and across the highway is the “La Chaparosa” (huge ranch, huge bucks). The north neighbor is a 5,000 acre pasture (out of a 15,000 acre ranch) that is leased to bow hunters and has been managed for years. They shoot some 160 class deer each year, with bows mostly. The neighbor on the front half of the south fence line does not hunt and his property is wild and raw. The neighbor on the back half of the south fence line leases his property to hunters that we don’t like, because they corn our fence line, so I would not put them in the “great neighbor” category. The east boarder is the river (deep & wide). Over all I would say that out of the 13.5 miles of fence line that boarders and surrounds the ranch, 85% of it is absolutely ideal concerning neighbors and really could not be better for a low fence.
We have an open guest policy on this ranch and lease members do not need to sit in the blind with their guests, but lease members are responsible for their guest’s actions and for any game that is harvested by their guest. A lease member may bring more than one guest, but we are limited to 12 hunters on the ranch at one time so we just have to coordinate with each other when we are bringing people down. Kids are welcomed and encouraged, unless the daddy’s decide that we are going to have a men’s only weekend (like opening weekend and during the rut). My children have been fortunate enough to get to go on some horseback rides that have been offered by the owner. We have the opportunity to arrange access to horses and riding equipment by contributing something to the owners feed costs. Keeping your own horse on the property could possibly be arranged (for a fee).
Our camp consists of a well/water system, septic, crushed limestone pad/parking area, covered deck, cleaning area, and 2 railcar type storage boxes (one for feed and one for storage). New hunters would need to bring down their own mobile home or R.V. There is space available for new facilities.
The owner also has a relatively new three bedroom mobile home that sits behind their homestead (this is about 1.5 miles from our camp). We can use this trailer whenever it is needed for spill over or if you were down there with your wife and you didn’t want her to stay in an R.V. This trailer has a big screen TV with a dish so we typically watch the football games over there. The owner’s mobile home is only for spill over and will not be used as any hunter’s primary lodging when on the property.
There are a ton of turkeys. Quail have been good in wet years. Dove hunting on the tanks has been fair, there are some fields that have re-grown old plantings and have been full of dove. There are lots of ducks & sand hill crane. Plenty of pigs, coyote, etc.
The current hunters in our group (6) range in age from late 30’s to early 50’s. All members have children that they bring from time to time. All are laid back and enjoyable to be with. Three members are from Louisiana and three are from Austin. We are replacing two guns. There are a total of 8 guns on the ranch.

I will then provide you with a ton of more information including our Camp Manual (20 pages) which includes Camp Rules, Management Guidelines, Harvest Limits, and Census information. I will also provide the last 3 years harvest logs and our current year’s Expenses / Budget.
If you are still interested then we will have a good long conversation to get to know each other and then look at the ranch if things are progressing.
The reason I have requested this “E-mail Interview” is because I have done this before and I don’t have time for a 45 minute conversation with the 50 people who will respond to this advertisement. That is also why I have made this description of the lease so extensive. Please include all of the information requested because if you don’t I will question your ability to follow instructions.

Our dove hunting properties are located in Sabinal, TX and Knippa, TX - only 50 miles west of San Antonio.
Our Sabinal property is just outside the city limits, which makes it ideal because the doves use the city (and the big trees in town) as a 'safe' place to roost at night and between feedings. This means the birds usually fly over our tree-lined property like clockworck as they travel to, and from, the irrigated fields that surround Sabinal. We are located on the southern-most edge of the "Central Zone" which means that the season opens on Sept. 1st for us. Everything south of our Sabinal property is in the "South Zone" which opens Sept. 18th. So, we typically get another boost when the South Zone opens and hunters south of us stir up the birds that have fled to the fields south of town during the first few weeks of September.
Our Knippa property is a 700+ acre field that is surrounded by irrigated agriculture that includes corn and milo. There are some large (50+ acre) patches of native sunflowers in the field and there's a pivot irrigation system that will be allowed to flood for several weeks prior to the season opening- to provide migrating birds with a water source to help hold them.

Summary: 5000 acres in Edwards and Sutton Counties 23 miles west of Rocksprings, TX and 25 miles South of Sonora, TX. Lease manager contact Ken Murphy 281-543-7737. Our 14 member year round lease for gun or bow has 2 spots available. We have leased the ranch since 1997 and put a strong emphasis on management for quality deer. We have bucks into the 150 class, with most 3-4 year old bucks being in the 120 to 135 B&C class. There are 2 buildings (2 BR house and 2 BR mobile home) for lodging, can sleep 14 comfortably, with Dish TV, A/C, dishwasher etc. Ranch is well watered from windmills to troughs in every pasture. The ranch is rolling hills on the western edge of the Hill country with live oak, spanish oak and cedar and great roads. Members are allowed 1 trophy buck and 1 management buck plus does and family is ok. Turkey are plentiful and there are occasional axis deer that we are trying to get established. Bow season, regular season and spring turkey season all included, year round feed program in place. 23 blinds and feeders are already in place.
