HUNTING & FISHING LEASE
1400 Acre Colorado River and Pecan Bayou year around hunting and fishing lease for the 2008/2009 season. Located in the North West region of the beautiful Texas Hill Country in Mills County. Ranch has had a Deer, Fish and Wildlife management Program in place for many years and with outstanding results. The deer are not small like the hill country deer (up to 22-inch spreads). We manage the deer population and kill 5 ½ year old mature bucks. There are existing tower blinds, ground and bow stands. We have turkey, dove, quail, duck, some exotic rams and small game. We have several wildlife food plots and 3 oat and sunflower patches of 30+- acres. No goats or sheep are stocked on the ranch.
We’ve caught Florida Black Bass up to 11.7 pounds, yellow catfish up to 50 pounds, crappie, channel and blue catfish and crawfish. The 25 acre and 13 acre lakes produce large trophy bass. Approximately 3/4 miles of Colorado River and 1/2 miles of Pecan Bayou and many stock tanks have outstanding fishing.
The furnished rock Ranch house has Central heat/air, sleeps 14+, 2 bathrooms, a large kitchen, 2 outside patios, a large BBQ grill and oak wood floors. Several camping sites with electricity are provided for a camping trailer at the river and by the house and barn. The Ranch has beautiful scenery with seasonal creeks, good tree and brush cover and an abundance of water. We have recorded over 130 species of birds and the huge creeks, hills, rough and rugged terrain provides great habitat for wildlife. We have good ranch roads, many trails for hiking and beautiful sites for camping. Great Golf courses nearby: San Saba, Lampasas, Goldthwaite and Brownwood.
This ranch provides much more than almost any other lease you will find. It is ideal for family(s), group or corporation.
Cost of the 12 month lease is $45,000 per year, about $3,000 for 16 members. Wildlife biologist estimate about 60 deer should be harvested each year and number of hunters can be controlled by you. Additional expenses would be deer corn, planting oats, house utilities etc.

The Strip Ranch
Summary: 2650 acres in Throckmorton County which is known for its big bucks and lots of deer, turkeys, hogs, ducks, varmints, and dove. There is a camp site with electric available but no existing water. ~250 total acres of winter wheat, plenty of stock tanks with good fishing, 2 miles from the Brazos River. Terrain offers high bluffs, heavy mesquite cover, large trees along a seasonal creek, and good roads throughout. This is an annual lease with full access year round. Guests are allowed but they shoot from your tags (1 buck, 2 doe county). A B&C book deer was taken on this property. Borders the 18,000 Travis County school land on the west side and borders larges private ranch on the east and north. This land will not be leased to other quail hunters and quail rights are not included. Looking for a group to lease it all.
