When I got a call telling me about a lease my friend had heard about through someone else for $500 I was obviously intrigued. I called the guy who was leasing it and he told me that the land was actually his wives grandpa. We talked a little on the ohone and I asked him the usual questions. Where is it at? Montague CountyHow many acres? 175 How many people will be on it? He said just me. When was it hunted last? He said 4 years ago. The million dollar question are there any deer on it? To my surprise he said that he wasn't sure and that he had never been to the place. He said that there was a trailer on the front part of the land that someone was renting. He said that there was three ponds on the place. Other than that he didn't have much else to say. I had a deer lease in Montague County 4 years ago and it had it's share of deer on it so I went on and payed for it sight unseen. My first trip to my new lease came about two weeks later. I walked around it looking for sign and just getting a feel the way the land laid out. By looking at it, it just didn't have that deery feel like some places you look at. I figured that is was only $500 and I have spent three time that on a lease and never saw a deer..... So what the heck!! After walking around the place a decided where I was going to set up my feeder and my 3 trail cameras. Much easier to let the cameras scout since I live 2 1/2 hours away. After checking my cameras for the first time I new at least there were deer out there. Maybe not P&Y but I'm not pushy. I was setting up a tree stand later that evening and as I was finished I was enjoying the evening breeze and sunset. I was looking out across a field and what do you know a very nice 7pt came strolling out for his evening dinner. As I sat there he grazed and eventually strolled by me at around 50 yards. He never new I was there( how I will never know with the amount of sweat on me). I just went there last Friday to plant a food plot. I new the hurricane would bring the much needed rain fall. I checked my three cameras and had over 700 pictures of deer. I've cataloged 12 different bucks and numerous does. Who knows when November gets here they will all probably disappear. But that one chance of an encounter will keep me on stand day after day.

That is a great way to start the season. Nice to hear someone found a great deal. They are out there is you are looking and listening hard enough - or just lucky.
Lucky I'm sure. They are definately not out there like they used to be.
I KNOW WHERE A COUPLE OF LEASES ARE AROUND THE CUERO TX AREA. I THINK THEY ARE AROUND150-160 ACRES EACH WITH ELECTRICITY. 3 GUNS MAX ON EACH. $650 A GUN LOTS OF HOGS & DEER.
What a Find Nelson V. That is exaclty what I am looking for 100-200 acres for me and my dad and cousins with some good animals on it for under 1000 dollars. Woodscrazy can I get some info on thos leases?
