This lease is located 6 miles south of Yampa, Colorado off of Highway 131 on the east of highway 131 at finger rock. It is in Colorado hunting unit GMU 015. Property joins Routt National Forest and BLM land. The ranch has pasture, buck brush, mountain mahogany, bitterbrush and scrub oak and aspen and pine trees. This is a good mixture for a healthy deer and elk herd to live in year around. Lodging is not included but can be acquired only 6 miles away in the town of Yampa. Do it Yourself (DIY)Hunt on Private land backing up to national forest with lodging included in the package on 1600 private acres.

This is a prime Do it Yourself (DIY) hunt on private land. This Yampa Colorado Hunting Ranch Property is 1600 acres of prime elk and deer property. It blocks a main access to the national forest in the area. This allows you to hunt the 1600 acres of private land area to hunt plus you will have unlimited access to thousands of acres of Routt National Forest area above it. Other hunter must access the national forest from a different route making it perfect to have the area above the house only hunted by you or if hunters do show up from the other side then will just push the game down to you. The Colorado GMU is 015 for reference for elk and deer tags. The applications need to be turned in during April for a 99.9% draw. They can also be purchased over the counter for the 2^nd and 3 rd seasons. Hunt with the group you know and enjoy hunting with.

This is 1600 acres of prime private Mule Deer and Elk property that backs up to thousands of acres of Routt National Forest property. You don’t need a guide on this property just a map of the fences for the private ground and where the National Forest adjoins your private hunting ground. Hunt the National Forest the first day and push everything from the National Forest down to your private property. On the second day hunt your private property where you pushed them. Just you and your five hunting buddies have the ranch to yourself.

Lodging: You can camp on the property in a self contained trailer or Tent or you can stay 6 miles away in the Town of Yampa, we have a list of motels and restaurants .We are leasing the complete ranch out to you and your group; you will be the only ones hunting the property. No interference from other hunters. Your area is fenced and signs were put up, anyone except your group can be written for trespassing. ATV’s are ok on this property to use for hauling people in and game out. If anyone is hunting on the property just report their truck license number and we will handle it from there.

It leases to 6 people $2300 each for elk hunting and deer hunting also for the season you select allows deer hunting also. There is a $1000 discount for all seasons except for the deer/elk combo seasons.

License availability Information:

Rifle and Muzzleloader Elk license are first provided by entering the application drawing on the internet for deer and elk and the season of your choice. No preference points are required for a 99.9% success on the drawing.

2^nd option is to buy over the counter for left over licenses beginning in August. All purchases are made over the internet then the license is mailed to you.

3^rd is a Landowner Voucher for a deer tag if available.

Bull elk taken must have 4 points or more on 1antler, or brow tine at least 5 inches long for all seasons. Over the counter rifle elk tags are available for the 2^nd and 3^rd season. The 1^st and 4^th season are draw or left over only.

A good heavy mule deer buck works his way through the sage brush on a snowy morning durring the rut.

A trailer load of good bulls are haled down from the top of the ranch on a day that the is warming up and the roads are beginning to get a little muddy.

This is a good picture of the diversity if the ranch from low land meadows and a creek up into the pine timber.

Here the medows are what the feeding elk are looking for with aspen quakies in the creek bottom and the ridge. Great habitat for big bucks and bulls.

On a snowy morning a buck Mule deer thinks he is hidden in thetall snow covered sage brush.

Little does he know his antlers are giving away his location.

Two Track roads on the property give easy access to the upper part of the ranch with the open ridges a perfect location for catch moving deer and elk.
